Terms and Conditions

These terms apply to every booking made through mkresidenceone.com. By booking you agree to them.

1. Who we are. MK Residence is a holiday home apartment building in Jumeirah Village Circle, Dubai, operated by MK Residence Holiday Homes L.L.C, licensed by the Department of Economy and Tourism, Dubai. Contact: +971 50 110 8507, [email protected].

2. Booking. Bookings are made on our online booking engine. A booking is confirmed only when payment succeeds and you receive a confirmation email. The lead guest must be at least 18 years old and present at check-in. All guests must present a valid Emirates ID or passport on arrival.

3. Prices and payment. Rates and any taxes or fees are shown at checkout before you pay. Payment is taken in full at booking by card through our payment processor. The Tourism Dirham fee is included in the price.

4. Cancellation and changes. All bookings are non-refundable. See the Refund Policy. Date changes are not possible.

5. Check-in, check-out and extensions. Check-in is from 15:00 and check-out is by 12:00 noon. Reception is open 24 hours. Late check-out needs our approval in advance and payment before the stay ends: AED 100 for check-out until 1:30 PM, and one night's rate after 1:30 PM. If you stay beyond check-out without approval, we may take legal action and you are liable for our losses, including affected reservations. We are not responsible for items left in the apartment after check-out and may dispose of them without notice or compensation. Extending a stay is a new booking at the rates then current, subject to availability and full payment in advance.

6. Guest registration. Dubai law requires us to register every guest. At check-in each adult must show a valid passport or Emirates ID. We may refuse check-in if registration cannot be completed, and no refund is due in that case.

7. Security deposit and utilities. A cash security deposit is required on or before check-in. Its amount depends on the room type and length of stay. It is refunded after check-out only if all terms are met and there is no damage, excessive cleaning or utility overage. We may deduct fees, utility charges, penalties or damages from it, and you remain liable for any amount beyond the deposit. The deposit is returned the same day or up to 15 days after check-out, depending on the severity of any damage. Electricity, water and gas use is allowed up to a limit based on the length of your stay, which we give you at check-in. Meters are read at check-in and check-out, and use above the limit is charged to you or deducted from the deposit.

8. Occupancy and visitors. All occupants must be registered with a valid passport or Emirates ID. Only the registered guests may stay, up to the maximum for the apartment type. Overnight visitors are not allowed. Day visitors must show ID at reception and follow the building rules, and violations are fined.

9. House rules. Parties, events, pets, smoking, open flames and shisha are not allowed in the apartments. Respect the building's neighbours and its posted rules. Use of the pool, gym, play area, lifts and parking is at your own risk, and children must be supervised.

10. Cleaning, damage and penalties. Keep the apartment in good condition and sign the inventory list at check-in. You are liable for damage to walls, paint, furniture or contents and for missing items, at repair or replacement cost. If the apartment is left in an unacceptable state, a deep-cleaning charge of up to AED 2,000 applies. Each breach of these terms carries a penalty of up to AED 2,000 plus repair costs. The cleaning fee in your booking covers arrival cleaning only. Extra cleaning is available on request for a fee.

11. Liability and termination. You are responsible for injury, loss or damage to yourself, your visitors and your property, including vehicles and their contents. We are not liable for injury, loss, theft, damage, fines or towing, or for events outside our control such as power, water or lift outages, or weather. Nothing here limits rights you have under UAE law. We may end your stay immediately, without refund, if you breach these terms, cause a nuisance or damage the property's reputation.

12. Governing law. These terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai. Disputes go to the courts of Dubai.

13. Changes to these terms. The terms in force on the day you book apply to your booking.
